The real estate foundation Jean Dutoit and the housing cooperative "Les Ailes" provide 63 subsidized apartments in the Sous-Bois neighborhood, to suit a variety of different lifestyles. The new neighborhood plan lays the legal foundation for densification of this rapidly developing part of Geneva. The small scale of the pre-existing villa zone is transformed into a dense urban residential neighborhood.
In order to manage the complexity of the program's various requirements, the project is realized with a simple, open, spatially static structure, so as to enable typological diversity.
Due to the Genevan politicians' target of a drastic reduction of construction costs in social housing, there is a high degree of rationality: compact construction volumes, optimization of span widths, centralization of shafts and standardization of facade elements. These consistently applied cost-optimization measures make it possible to realize balconies, despite considerable financial pressure.
